How big is a Dubai apartment, really, and why it keeps getting smaller

The median Dubai studio that changed hands in the last year measured 408 square feet. A one bedroom measured 780, a two bedroom 1,247. Studios were 22 percent of apartment sales in 2019 and are 29 percent in 2026. Here is the full distribution, from the register.
Floor plans are marketing documents. "Spacious one bedroom" and "generous studio layout" appear in listings for units that differ by a third in actual area, and a buyer comparing two brochures has no baseline to compare them against.
The register has one. Every sale carries the registered area of the unit, so the question "is 700 square feet a normal one bedroom in Dubai" has an answer.
What each type actually measures
Registered apartment sales in the twelve months to 15 July 2026:

All figures are square feet, as registered.
Two things fall out of that table immediately. Studios are remarkably consistent: eight in ten fall between 352 and 494 square feet. If you are shown a "studio" at 320 or at 560, it is unusual, and worth asking why. One bedrooms are consistent too, between 633 and 964 for eight in ten.
The consistency then breaks. A three bedroom's largest tenth starts at 2,853 square feet, which is nearly twice the smallest tenth at 1,497. At three bedrooms and above, "3BR" stops describing a size at all, and the price per square foot is the only way to compare two of them.

A finished studio at AED 560,000 is the real entry point to owning in Dubai, and it is a smaller number than the market's own conversation suggests.
Dubai is buying smaller, and it is not close
The mix of what sells has moved steadily for five years. Share of registered apartment sales, by bedroom count:

Studios went from roughly one apartment sale in five to nearly three in ten. Three bedrooms and above collapsed from 14.6 percent at the 2021 peak to 6.4 percent, which is a market segment losing more than half its share in five years. The median apartment sold shrank from 910 square feet to 782.
2021 is the instructive year in that table, because it is the one that went the other way. That was the post-pandemic space rush, when buyers wanted a room to work in, and it is the only year in eight where three bedrooms and above cleared 12 percent of sales. It reversed completely.
What is driving it
Two forces, and the data separates them cleanly enough to name both.
The first is affordability. A studio at AED 730,000 off-plan clears the entry threshold for a far larger pool of buyers than a two bedroom at AED 2.4 million, and 29 percent of all Dubai residential sales in the last year were under AED 1 million.
The second is what is being built. The bedroom mix of registered sales is downstream of the bedroom mix of launches, and developers have been launching studio-heavy and one-bedroom-heavy towers because that is what sells fastest at a launch. The 2026 share is the strongest signal of that: 70 percent of apartment sales this year were studios or one bedrooms.
The consequence, for anyone buying to rent out, is that the studio market is where the competition is heading, and for anyone buying a family home, that three bedrooms and above is now a thin and inconsistent segment where individual units vary enormously.

Sizes are measured on 158,660 registered apartment sales in the twelve months to 15 July 2026, from the Dubai Land Department register, using the area recorded on the transaction. The bedroom mix trend is measured on 609,837 registered apartment sales from 1 January 2019 to 15 July 2026; 2026 is a partial year to 15 July. Percentiles are computed within each bedroom count, so p10 means one in ten of that type sold smaller than the figure shown.
