Dubai Holding Real Estate and Commercial Bank of Dubai Launch Home Financing for Nakheel, Meraas and Dubai Properties Buyers

Buying a home from one of Dubai's biggest developers is about to come with the mortgage built into the deal. Dubai Holding Real Estate, the company behind Nakheel, Meraas and Dubai Properties, has partnered with Commercial Bank of Dubai to launch a home financing programme aimed squarely at people purchasing across its three brands.

The idea is to fold the lending step into the sale rather than leave buyers to arrange it separately after signing. The programme covers both off-plan and completed villas and apartments across the Dubai Holding Real Estate portfolio, and it is open to UAE nationals and residents, whether salaried or self-employed.

What buyers get

  • Conventional and Islamic financing, so buyers can pick the structure that suits them.
  • Digital pre-approval with automated eligibility checks, meant to tell a buyer early what they can realistically borrow.
  • Simplified paperwork and more flexible criteria for entrepreneurs, SME owners and other self-employed applicants, a group that usually finds mortgages harder to secure.
  • Preferential rates, a lighter fee structure, dedicated relationship managers and access to CBD's Elite premium banking benefits.

The most interesting piece for off-plan buyers is the timing. Under the programme, customers who have already paid 50 percent of the price can draw financing once a project reaches 30 percent construction. That matters because off-plan purchases in Dubai are usually funded out of pocket through the developer's payment plan until much closer to handover, so bringing a bank in earlier gives buyers certainty about the rest of their commitment far sooner.

For anyone comparing off-plan projects in Dubai and weighing developer payment plans against mortgage timing, a financing route tied directly to the developer changes the affordability maths.

Khalid Al Malik, chief executive of Dubai Holding Real Estate, framed the programme as giving people access to ownership at the right point in the purchase journey. Bernd van Linder, chief executive of Commercial Bank of Dubai, said customers now want more than a loan and are looking for clarity, efficiency and trusted guidance.

Rates were not published and approval still depends on eligibility, so the real terms will vary from one buyer to the next. The direction, though, is clear. Dubai's largest developer is trying to lift the financing hurdle out of its own sales process at a time when demand for both ready and under-construction homes across the emirate stays strong.
