During construction this plan averages 42,857 a month, but the instalments are not equal and not evenly spaced. Treat that figure as an average only. A plan with uneven milestones is not a monthly payment plan, whatever the brochure calls it.

How this is calculated

Each milestone is a percentage of the price, so the amount is the price multiplied by that percentage. The part that is easy to get wrong is the rounding: three or four percentages of an awkward price, each rounded on its own, no longer add up to the price. Here the arithmetic is done in fils as whole numbers and the final instalment absorbs the remainder, so a balanced plan sums to the price exactly.

If your milestones do not add up to 100%, the schedule says so and shows what you entered. It does not stretch the last payment to close the gap, because that would invent money the plan never mentioned.

Payments are split by when they fall relative to handover: before it, on it, and after it. The monthly figure is only calculated from instalments that carry a real month, is always labelled an average, and is flagged when the instalments are uneven or unevenly spaced. Irregular milestones are not a monthly payment plan, whatever a brochure calls them, and presenting them as one is the most common way an off-plan plan is mis-sold.

Presets reflect the plans actually offered in Dubai and rebuild themselves around your handover date. Editing any line switches the plan to custom, which is the point: developer plans rarely match a template exactly.

Questions people ask

What does a 60/40 payment plan mean in Dubai?

60% of the price is paid in instalments while the building goes up, and the remaining 40% is due when the unit is handed over. A 20/80 plan means only 20% during construction and 80% on handover, which is much lighter month to month but leaves a large lump sum, usually covered by a mortgage, at the end.

What is a 1% monthly payment plan?

A booking payment, usually 10 to 20%, then 1% of the price every month until handover, with whatever is left due at handover. On a AED 1,500,000 unit that is AED 15,000 a month. It is genuinely monthly, unlike most plans, which is why it is quoted so often.

What is a post-handover payment plan?

Part of the price is paid after you already have the keys, typically over two to three years in quarterly instalments. It lets you take handover, and rent the unit out, before the price is fully paid. The trade-off is that the total price on a post-handover plan is often higher than on a plan that finishes at handover.

Is the 4% DLD fee included in the payment plan?

No. The 4% Dubai Land Department registration fee sits outside the plan and is normally paid at booking, along with the AED 40 Oqood admin fee. A plan quoted as 20/80 covers the price only.

Can I get a mortgage on the handover payment?

Usually yes, and it is the standard route on a 20/80 or 10/90 plan. The limit to plan around is that the UAE Central Bank caps off-plan lending at 50% of the value, so on a plan with 80% due at handover the bank covers at most 50% and the other 30% has to come from you.
