
Dubai Holding Breaks Ground on Lantana Hills: 390 Rental Townhouses Coming to Dubai Science Park by 2027

Dubai Holding Asset Management has turned the first soil on Lantana Hills, a gated community of 390 townhouses rising in Dubai Science Park in Al Barsha South, and handed the build to Group AMANA under a contract worth AED 680 million. The homes are three and four bedroom family townhouses, and the developer expects to hand them over in the second half of 2027.
What sets this project apart from the usual off-plan launch is who it is being built for. Lantana Hills is not going on sale unit by unit to individual investors. It is being folded into Dubai Holding's managed leasing portfolio, which means the whole community is headed for the rental market rather than the sales market. In a city where most new supply arrives as off-plan stock sold to buyers, a purpose-built rental community of this size is still fairly unusual, and it points to a slow but real move toward institutional build-to-rent housing in Dubai.
Built mostly in a factory, then assembled on site
The more striking detail sits in how Lantana Hills will actually go up. Group AMANA is using DuBox modular construction and DuPod prefabricated bathroom pods, with roughly 85 percent of the work finished off site before anything reaches Al Barsha South. The plan calls for 2,730 modular units and 2,020 bathroom pods to be delivered and put together on the ground.
The developer says the method cuts material waste by up to 30 percent and improves on-site safety by more than 70 percent compared with building in poured concrete the traditional way. Modular construction has been discussed in the Gulf for years without much to show for it at scale, so a community of 390 homes built this way is a genuine test of whether the approach holds up on a large residential project.

Dubai Science Park keeps the community within easy reach of the wider Al Barsha and Dubai Hills district. The developer lists these drive times:
- Dubai Hills Mall in about 10 minutes
- Mall of the Emirates in about 15 minutes
- Dubai Mall in roughly 20 minutes
- Al Maktoum International Airport in about 25 minutes
The scheme has also earned a LEED for Cities and Communities Silver precertification for its plan and design, a green rating that has become close to standard on the larger master-planned projects being announced across the emirate.
