
Aldar and Dubai Holding Expand Their Dubai Joint Venture: 14,000 New Homes Worth AED 38 Billion at Palm Jebel Ali and Nad Al Sheba

Aldar and Dubai Holding have widened one of the emirate's largest development partnerships, committing two fresh land plots that between them are set to deliver close to 14,000 homes. The combined gross development value runs past AED 38 billion, and the two projects sit at opposite ends of the market, one aimed at families and the other at the top of the luxury bracket.
The partnership is not new. Aldar, the Abu Dhabi developer behind Yas Island and much of the capital's residential stock, teamed up with Dubai Holding in 2023 and has already launched communities such as Haven, Athlon and The Wilds. Sales across the venture have reached about AED 21.5 billion, which is the track record this expansion is building on.
Two very different addresses
The first plot stretches across roughly four million square metres along Dubai's eastern growth corridor, close to Nad Al Sheba. It is planned as a mixed community of apartments, townhouses and villas, the kind of family-first neighbourhood that has driven demand as buyers push further out from the older centre. Aldar expects to start selling here during 2026.
The second is a very different proposition. On Palm Jebel Ali, the reclaimed island Nakheel is rebuilding into a second palm, the venture will put up an ultra-luxury waterfront district of branded and non-branded residences with direct beach access. Those homes are slated to launch in 2027.
What it means for buyers
For anyone tracking supply, the headline is scale. Close to 14,000 units from a single partnership is a meaningful addition to a pipeline that has been long on demand and short on ready stock. Aldar will run the full cycle on both sites, from design through sales and delivery to management, so the quality and pace should track its existing Dubai work.
The split also tells you something about where the market is heading. One site chases end users and the steady rhythm of family buying near Nad Al Sheba, the other chases the trophy-home money that has kept Dubai's prime waterfront in the headlines. Buyers who want to see how these launches stack up against what is already selling can compare them with current Dubai off-plan projects before committing to a plan.
