Dubai Approves 4,631 Residential Land Plots Worth AED 5.3 Billion in Al Eyas, Latifa City and Mushrif

Dubai has signed off on one of its largest residential land releases in years. Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, approved the allocation of 4,631 residential plots worth AED 5.3 billion to Emirati citizens, spread over more than 71 million square feet in three districts.

Where the land is

  • Al Eyas takes the biggest share, with 2,540 plots across 39 million square feet.
  • Latifa City receives 1,761 plots across 28 million square feet, with a Quran memorisation centre planned inside the community.
  • Mushrif adds 330 plots across 4 million square feet beside an established neighbourhood, which also gains a new family park.

These are serviced communities rather than bare grids. The plans bundle mosques, community majlis spaces, retail centres, schools and early childhood centres, along with parks and green paths threaded with cycling tracks. Allocations opened through the Emirati platform on the DubaiNow app within a week of the March announcement.

What it signals for the wider market

The decision sits inside the Dubai 2040 Urban Master Plan and the Dubai Social Agenda 33, and it reads as a map of where the city intends to grow next. Releasing 71 million square feet of residential land pulls roads, schools and retail toward Al Eyas and Latifa City, and that kind of spending rarely stops at a programme boundary. Anyone tracking how Dubai's residential areas mature can treat this as an early marker: districts that receive land grants and infrastructure together have a habit of turning into full communities faster than the market expects.

"Dubai's true capital is its people and their families," Sheikh Mohammed said of the decision, placing citizens' housing at the top of the government's priorities.
