Dubai Properties Awards AED 1.1 Billion Villanova Contracts: 850 La Tilia Townhouses Coming to Dubailand

Dubai Properties has awarded construction contracts worth AED 1.1 billion to Metac General Contracting to build 850 townhouses at Villanova, its established family community in Dubailand. The homes will form La Tilia, the newest district of a neighbourhood that has already handed over 3,834 houses.

The package covers 500 three-bedroom and 350 four-bedroom townhouses, split into two construction phases of 410 and 440 homes. Dubai Properties, the development arm of Dubai Holding Real Estate, has not published a handover date for either phase, but the appointment of a main contractor means the project is moving from planning into the ground.

What La Tilia adds to Villanova

La Tilia keeps the Mediterranean character that defines the earlier districts, with pedestrian-first streets, parks, walking and cycling tracks, and retail woven inside the neighbourhood rather than parked at its edge. Villanova sits in Dubailand with quick access to the main arterial roads, and it has built its reputation on mid-market family housing rather than waterfront glamour. Khalid Al Malik, chief executive officer of Dubai Holding Real Estate, said the contracts reflect continuing demand for well-built, family-focused communities in Dubai, while Metac general manager Muhammad Sadiq Abdullah said the builder would concentrate on quality and on keeping the programme on schedule.

Why an AED 1.1 billion contract matters to buyers

Townhouses are the segment where Dubai's supply pressure is felt most. Much of the new inventory reaching the market is apartments, while three and four bedroom family homes at mid-market prices remain scarce, and communities that already have finished streets, shops and neighbours carry a premium over bare masterplans. A signed construction contract with a named builder is also a different level of certainty from a launch render, because financing, procurement and mobilisation are already committed. Buyers weighing a La Tilia townhouse against the alternatives can compare off-plan projects across Dubailand and the wider city by price, payment plan and handover timing before the first phase sells through.
