How this is calculated

There are two property routes. The 10-year Golden Visa needs AED 2,000,000 of certified value. The two-year property investor visa has had no minimum value for a sole owner since 1 May 2026, and needs AED 400,000 per person where the property is jointly owned.

The figure that counts is your share, not the price of the unit. This is the mistake that sends people to an appointment they cannot pass: two names on a AED 2,000,000 title deed is AED 1,000,000 each, and neither of them reaches the Golden Visa threshold. An equal split is assumed here, so if the deed records unequal shares, enter your own share as the value.

Value means the certified value on the title deed or a licensed valuation, not the deposit paid and not the equity you hold. That is why a mortgaged property still qualifies, and why an off-plan unit qualifies once the qualifying amount is in the project escrow account.

What this page cannot check: entry status, the medical, Emirates ID biometrics, health insurance, and whether the property is registered and free of disputes. Eligibility is decided by ICP and the Dubai Land Department at the appointment. Treat this as the threshold test that comes first.

How much property do I need for a UAE Golden Visa?

AED 2,000,000 of certified property value gets the 10-year Golden Visa. The figure is the value recorded on the title deed or a licensed valuation, not the amount you have paid so far, and several title deeds can be combined to reach it.

Does a mortgaged property count towards the Golden Visa?

Yes. Since the rules were relaxed, a mortgaged property qualifies as long as its certified value reaches AED 2,000,000. The financing bank will need to issue supporting letters for the application.

Does off-plan property qualify for the Golden Visa?

Yes, where the project is registered and the developer approved. The qualifying amount has to have been paid into the project escrow account, at which point a conditional Golden Visa can be issued before the unit is handed over.

Is the AED 750,000 property visa still a requirement?

No. Dubai removed the AED 750,000 minimum for the two-year property investor visa on 1 May 2026 for a sole owner, so a solely owned property now qualifies regardless of its value. For jointly owned property the threshold was cut to AED 400,000 per person. Many published guides still quote the old AED 750,000 figure.

How does joint ownership work for a property visa?

Each applicant is judged on their own share of the value, not on the headline price of the unit. Two people on a AED 2,000,000 title deed hold AED 1,000,000 each, which does not reach the Golden Visa threshold for either of them. A married couple can sometimes apply together on one qualifying property with an attested marriage certificate.
