
Dubai Design District Goes Residential: Meraas Unveils an 18 Million Sq Ft Waterfront Masterplan Between Downtown and Dubai Creek

Dubai Design District is getting homes. Meraas, part of Dubai Holding Real Estate, has unveiled an expanded masterplan that turns d3, the creative quarter sitting between Downtown Dubai and Dubai Creek, into a residential waterfront neighbourhood spread across 18 million square feet of land.
Until now, d3 was mostly a place people commuted to. Fashion houses, design studios and agencies filled its office blocks, and the crowds left after work. The new plan keeps that creative economy in place and builds a city around it.
Five neighbourhoods and one shaded spine
The masterplan splits the district into five zones, each with its own character:
- A canal-front quarter with contemporary residences, boutique hotels and an activated waterfront promenade.
- An urban core that mixes homes with curated retail and dining, woven into the existing design scene.
- A cultural heart with performance venues and mid-rise homes overlooking the d3 Bowl.
- A wellness zone shaped around parks, sports facilities and mangrove-inspired landscaping.
- A creative centre of galleries, studios and loft-style spaces.
Tying it together is the Design Line, a fully shaded, pedestrian-first spine that runs the length of the district. The plan targets LEED Silver community certification and keeps sightlines open towards Dubai Creek and the Ras Al Khor wildlife sanctuary, one of the few places in the city where flamingos outnumber cranes.
The first launches did not wait around
Meraas has already tested demand here. Atelis, a 280-unit waterfront tower, sold out quickly, and The Edit followed with 557 design-led homes across three towers. That pace says buyers see d3 the way they once saw City Walk: an address worth getting into before the masterplan matures.
Why this matters for buyers
Land between Downtown and the Creek is about as central as Dubai gets, and walkable, mixed-use districts with a real daytime economy have consistently outperformed dormitory communities on rents and resale. Khalid Al Malik, chief executive of Dubai Holding Real Estate, has framed the expansion as a building block of the D33 economic agenda, which signals long-term government-linked commitment rather than a one-off launch.
