
Nakheel Releases 222 Beachfront Homes at Palm Jebel Ali: Palm Central Apartments Start at AED 2.7 Million

Nakheel has put 222 beachfront homes up for sale at Palm Jebel Ali, opening the next chapter of its Palm Central Private Residences district and giving buyers a fresh route into Dubai's largest waterfront megaproject. One bedroom apartments start at AED 2.7 million, about 730,000 US dollars.
The release spans three buildings and mixes one to four bedroom apartments with four and five bedroom townhouses. A small number of duplexes add double height living rooms and oversized terraces. Handover is scheduled for September 2030, which gives off-plan buyers a long runway of staged payments before completion.

The offering follows the first Palm Central release in October 2025, which the developer says drew strong demand. Khalid Al Malik, chief executive of Dubai Holding Real Estate, said the new phase builds on that momentum and is intended to set a fresh benchmark for beachfront living on the island.
Residents will share swimming pools, a fitness centre, a games room, a children's club, sports courts and landscaped grounds. The wider Palm Central masterplan adds a retail centre of around 9,000 square metres and a mosque with room for 1,000 worshippers.

Palm Jebel Ali stretches 13.4 kilometres into the Gulf and will roughly double the footprint of Palm Jumeirah once complete, with seven islands, 16 fronds and more than 90 kilometres of shoreline planned for about 35,000 families alongside some 80 hotels and resorts. Revived in 2023 after a long pause, the island has moved quickly this year. Nakheel awarded more than AED 3.5 billion in villa construction contracts in April, and the surrounding Jebel Ali corridor keeps gaining roads, schools and jobs as the city's centre of gravity shifts toward Al Maktoum International Airport.
Until now, buying on Palm Jebel Ali has mostly meant a frond villa priced for the very top of the market. Palm Central is the island's apartment district, and its pricing brings the project within reach of buyers who were previously shut out. The trade-off is time, since money committed today is money parked until 2030.
