
RAW District 2 Sells Out on Launch Day: Imtiaz Moves AED 1.5 Billion of Homes at Downtown Jebel Ali in Hours

Imtiaz Developments says RAW District 2, an AED 1.5 billion mixed-use scheme at Downtown Jebel Ali, sold out on the day it launched. It is the second time in about five weeks that the Dubai developer has cleared an entire project in a single day: the first RAW District, an AED 2 billion cluster of four buildings arranged around a public courtyard on Sheikh Zayed Road, went the same way in late June and is due for handover in the first quarter of 2029.
The RAW District brand is pitched at buyers who want a neighbourhood rather than a tower. Both projects mix homes with offices, co-working floors, wellness studios and dining outlets run by the developer's own in-house brands, and further releases under the same name are already being prepared.
What was on offer
- Fully furnished studios and one to three bedroom apartments, alongside office and retail space.
- Portal listings marketed studios from roughly AED 666,000, an entry price far below anything comparable in Dubai Marina or Downtown Dubai.
- Freehold title open to all nationalities, on the E11 corridor beside the Jebel Ali Metro station.
Why Downtown Jebel Ali is suddenly busy
The southern end of Sheikh Zayed Road sat quiet for a decade, and that is changing fast. Palm Jebel Ali is under construction next door, Expo City and Al Maktoum International Airport anchor the corridor's southern end, and Etihad Rail's first Dubai passenger station opens at nearby Jumeirah Golf Estates on 30 September 2026. A metro-adjacent site with entry pricing under AED 700,000 captures commuters priced out of the Marina as well as investors positioning ahead of the airport build-out.
The bigger signal
The frenzy says as much about supply as demand. Savills counted only 5,335 units launched across Dubai in the second quarter, the weakest showing in years, while first-half sales of AED 286 billion were the second highest on record. When fewer projects chase an intact buyer pool, one-day sellouts follow. A note of caution: a sellout is the developer's own declaration, usually meaning every released unit was reserved, and it says more about pricing and release strategy than about future resale depth. Before the next launch, it is worth checking how a scheme's per square foot pricing stacks up against other off-plan projects in Dubai and against ready stock in the same corridor.
