
Sobha Realty to Hand Over a Record 6,819 Homes Worth AED 21.6 Billion in Dubai in 2026

Sobha Realty has set out the biggest delivery programme in its history, telling the market it intends to hand over 6,819 homes across Dubai during 2026, a batch of property the developer values at roughly AED 21.6 billion. It is the largest single year of completions the company has ever booked, and it lands at a moment when Dubai buyers care less about glossy launch renders and more about whether a builder can actually finish what it sells.
The handovers are spread across five of Sobha's best known communities rather than a single site, which softens the delivery risk and hands completed apartments and villas to owners in several parts of the city at once:
- Sobha Hartland
- Sobha Hartland II
- Sobha Reserve
- Sobha One
- Verde by Sobha
Managing Director Francis Alfred framed the number as proof of the company's controlled build model. Sobha runs much of its own construction, engineering and fit out in house rather than farming the work out to a chain of subcontractors, and Alfred argues that this backward integration is what lets it commit to a delivery run of this size without the slippage that has dogged parts of the market in past cycles.
The timing matters. Dubai has just come through its heaviest stretch of completions in years, with tens of thousands of homes handed over in the second quarter of 2026 even as developers eased off on brand new launches. In that market a firm delivery calendar is a selling point in itself, reassuring off plan buyers who paid deposits years ago and feeding fresh stock into the resale and rental markets as units complete. It is also a reminder that buyers can now compare delivery track records across Dubai's major developers before they commit, at a time when the completion date has become the real product.
Sobha is leaning on a strong run of sales to fund the push. The developer booked around AED 30 billion in sales during 2025, up about 30 percent on the year before, and its forward pipeline now stretches to sixteen master plans across the UAE. Two of the headline schemes are the AED 50 billion Sobha Sanctuary in Dubai and the AED 40 billion Sobha City in Abu Dhabi, both of which point to years of further building beyond the 2026 handover wave.
