- What a Dubai off-plan payment plan actually looks like — We hold the published payment plans for 101 Dubai off-plan projects. In the single most common structure a buyer pays 20 percent to book and half the price is not due until handover. Here is the full distribution, and exactly what it is measured over.
Sources we follow
- Dubai Land Department: The register every Dubai property statistic ultimately comes from, plus the rules, fees and procedures as they are actually written.
- DLD Open Data: The transaction, rent and valuation files published for anyone to download. This is the raw material, not a summary of it.
- Dubai Pulse: The same government data as machine readable datasets, updated on a schedule, for anyone who wants to check a number themselves.
- Dubai Media Office: Where a policy, a visa rule or a master plan is announced first, before any outlet reports it.
- Emirates News Agency (WAM): The state news agency. Useful for confirming that something reported elsewhere was actually announced.
- Knight Frank Middle East: Quarterly residential and prime market reports. Strongest on the top end of the market and on who is buying it.
- JLL MENA: Supply and delivery pipelines across residential, office and retail. The place to check how much stock is genuinely coming.
- CBRE Middle East: Monthly and quarterly UAE market reviews with consistent series, which makes them easy to compare over time.
- ValuStrat: The VPI price index, published per community. One of the few indices that states its own construction.
- Cavendish Maxwell: Valuation-led research from the largest residential valuation practice in the UAE.
- Asteco: Long-running quarterly sales and rental reports. Valuable mostly because the series goes back far enough to show a cycle.
- Property Monitor: Transaction analytics and the Property Monitor Index, built on registered deals rather than advertised prices.
- REIDIN: Index and transaction data across emerging markets, including a long Dubai series.
- Khaleej Times: Property: The most consistent daily coverage of Dubai property, usually first to publish the monthly transaction totals.
- Gulf News: Property: Deep local coverage with a long memory of the market, including the parts of it that did not work out.
- Arabian Business: Developer announcements, launches and the business side of the industry.
- AGBI: Gulf business journalism from a newsroom of former FT, Times and WSJ staff. The most sceptical reporting on this list.
- The National: Property: UAE-wide property coverage with more room for analysis than a daily news desk usually allows.
- Zawya: Where the consultancies file their reports in full. Often the primary document behind a headline you read somewhere else.
- Construction Week: Contract awards, contractors and build progress. The supply side, before it becomes a handover.
- MEED: Regional projects and infrastructure. Useful for what is being built around a community, not just in it.
