Dubai Adds Two Lanes to Emirates Road in a 28-Site Summer Traffic Blitz: What It Means for Property in Business Bay, Al Quoz and Al Mizhar

Dubai's Roads and Transport Authority has begun a summer wave of rapid road fixes at 28 locations around the city, a package it is calling Quick Wins. The work runs from July through September 2026, timed for the school holidays when traffic is lighter, so crews can move faster and inconvenience fewer drivers.

The headline project sits on Emirates Road. The RTA is laying two additional lanes along a five kilometre stretch that runs from the Sharjah boundary toward Al Amardi Street, a corridor that carries heavy commuter volumes into northern Dubai every morning. Once the lanes open, the authority expects peak hour journey times on that section to fall by roughly a quarter.

Where the work is happening

The 28 sites break down into four near school zones, three in newer development areas and the remaining 21 spread across established parts of the city. Among the named improvements:

  • New turning and flow upgrades at the Trade Centre Street and Marasi Drive junction in Business Bay.
  • Smoother movement along Latifa Bint Hamdan Street beside the Al Quoz Industrial Area.
  • Extra capacity on Ras Al Khor Road heading toward Al Khail Road, and a right turn from Ras Al Khor Road onto Dubai Al Ain Road widened from one lane to two.
  • A new lane at the Al Khawaneej Street and Al Amardi Street intersection, and widening on Algeria Street in Al Mizhar 4.
  • Additional parking around schools, including the Zayed Educational Complex in Al Mizhar 2 and Horizon International School in Umm Al Sheif.

The RTA says it chose these sites from traffic surveys, historical congestion data, its intelligent transport cameras and resident feedback, rather than picking them at random.

Why commuters and buyers should care

Road time is quietly one of the strongest forces on where people choose to live, and a corridor that shaves a quarter off the morning drive tends to lift the appeal of every community feeding into it. Business Bay, Al Quoz, Al Mizhar and the Al Khawaneej belt all sit on this list, and steadier access is exactly the kind of everyday advantage that shapes long term value across Dubai's residential neighbourhoods. For anyone weighing a purchase near these corridors, the upgrades are a reason to look again at how a commute will actually feel a year from now.
