It answers from what people paid, not what sellers are asking

Most property tools read listings. A listing is what a seller hopes to get. Doment IQ reads 1,136,063 completed sale transactions registered with the Dubai Land Department between 2000 and July 2026, of which 174,151 were registered in the last twelve months, alongside 1,727 off plan projects and the live resale and rental markets.

That difference is the whole point. Within about two seconds of asking, before the research has even begun, you see the real median prices for the area and unit type you asked about, split between off plan and ready, with the number of registered sales each figure is measured across. Off plan and ready are never averaged together, because in Dubai they are different markets and their mean describes neither.

What a real answer looked like

We asked whether a one bedroom in Jumeirah Village Circle is still a good buy, or whether the supply wave is about to catch up with it. JVC is the deepest single unit type market in the emirate: 16,144 registered one bedroom sales in twenty four months.

The report came back with something that contradicts what is widely repeated online. The registered median is AED 1,431 per square foot for off plan against AED 1,239 for ready, so off plan trades at a premium, not at the fifteen to thirty percent discount so often claimed. Ready stock, meanwhile, has moved from AED 982 per square foot in the third quarter of 2024 to AED 1,281 today, while off plan has been flat since late 2025.
